Following are a number of questions which are reproduced here to highlight matters that affect day-to-day life in our community. It is important as well that you familiarize yourself with our governing documents and rules in order to better understand your rights and responsibilities as a condominium homeowner.

What are the rules concerning Visitor Parking areas?

Visitor Parking is for visitors to CCC 90 only. Designated Visitor Parking lots are not to be used by residents. Violation of this rule will result in one warning. A Parking Ticket will be issued and/or vehicle towing will result when warnings are ignored and tickets left unpaid.

Owners and residents are responsible for informing their guests of our community’s Parking and Roadway Rules and regulations.

Registration of visitor vehicles with Capital Security and Investigations Services is allowed for only three (3) days in a seven (7) day period. Use of Visitor Parking lots for more than three (3) days in a seven (7) day period must be approved by the Board of Directors, through the Property Manager.

Digital registration is available by scanning the QR Code on visitor parking signs located in all visitor parking lots.

The unit address (e.g. 2XXX Orient Park Drive)

Make, model and color of vehicle (e.g. Ontario, AFNX 925)

The number of evenings the vehicle will be parked in Visitor Parking

What matters may be decided by a vote by owners?
Quorum for the AGM to proceed 25% of all units must be represented in person or by proxy.
Matters tabled at the AGM Decided by a majority of the units represented at the AGM.
Amending or repealing a rule Decided by a majority of the units represented at a meeting called for that purpose.

Election of directors at the AGM The candidates with the most votes win.
Election of the director for the owner-occupied position at the AGM The candidate with the most votes from owner-occupied units wins.
Passing a by-law An affirmative vote is needed from a majority of all units.
​
Amending the Declaration to change the proportion of fees paid by units Written consent is required from 90% of all units.
​
Amending other parts of the Declaration Written consent is required from 80% of all units.
